Septic Inspection Information and Requirements

The Christopher Bryant's septic system inspections are performed and certified by licensed installers. The individual inspecting the system is the same person attesting to its condition.

A typical inspection includes locating and digging the tank, distribution boxes, and other components that may be incorporated into the system (i.e. drywells). Assuming that these items are within 2-1/2 feet of the surface, no equipment will need to be brought to the site for excavation.

Once the tank is located, it will be inspected for water level, condition of the tank itself, and condition of the baffles. Once the distribution boxes are located, if applicable, they will be inspected for water level and condition.

We will also run water into the tank to see if the system is functioning properly and distributing the water to the fields.

After these items are completed, we will clean the tank, removing the solids, liquid, and scum layer. This allows us to inspect the structural integrity of the tank itself.

While on-site, we will also be looking at the site for possible reserve or replacement areas should the system need replacing or repair in the future (A more in depth analysis would need to be done at the time of a repair). This information is valuable to the potential buyer in evaluating the purchase of the property.

After the inspection is completed, a report will be written detailing what was found during the course of the inspection and stating the condition of the septic system as a whole.

We have informed the seller that the septic tank will be cleaned at the time of the inspection and that the seller is responsible for the payment of the cleaning.

If the seller refuses to pay for the cleaning, then we will pay the cost of the cleaning as well as the $450.00 Inspection Fee at the time of the inspection.

We understand if we cancel our appointment without giving 24 hours notice to The Christopher Bryant Company, we agree to pay a $300.00 cancellation fee.
